In-house
client service call center: Cities Management will act as the
communication contact for all homeowners. All concerns would be received
and disbursed in writing to the Association Manager or a respective
committee or board appointee. An example would be a maintenance concern
which could be emailed, faxed or mailed to the Association Manager
or to one member of the Board who would in turn contact the desired
vendor. |

Emergency
On Call Services: Cities Management will act as back-up for
your emergency or after hours calls. |

Consulting
Services: Cities Management will provide advice and conult with the Board on any
operational and business issues. |

Financial
Statements: Cities Management will develop complete financial
statements tailored to the specific needs of your association, including
receiving and depositing association dues, disbursing funds, tracking
delinquencies and providing monthly financial statements. Your monthly
financial statements will include: income and expense statement, balance
sheet, budget variances, check register, transaction report, bank
statements, investments and bank reconciliations. Statements may be
prepared in the accrual or cash method of accounting. |

Preparation: Cities Management will prepare your checks for
payment of invoices for services and contracts. |

Automated
Electronic Payment: Cities Management works with First Capital
Bank, our preferred vendor, to provide automated debiting of funds
from a specified account for payment. |

Accounting
Records: Cities Management guarantees that accounting records
will be maintained in a professional orderly manner and open for inspection
at any time at the Board's discretion. We welcome internal audits
by the treasurer anytime. |

Budget:
Cities Management will aide you with your budget preparation
each year. A budget draft will be prepared for the board to review
and approve prior to implementation. |

on behalf of the association. The fee for this service should be paid
by the owner selling or refinancing their home. |

notices will be in accordance with the Association rules or By-Laws
as to the date mailed and the late fee charged and done in compliance

Preparation: Cities Management will cooperate with your tax

agents. CMI will also advise the Association of legislative issues

waivers collected.
There is typically no cost whatsoever to you or your association.
Recognizing the complexity of the process, the fees are typically
paid by the insurance company. The cost of our services is over
and above whatever the repair costs are, so rest assured that they
will in no way decrease the amount allowed for your repairs. |
